How does the forum do it's loading?

I noticed the forum is really snappy and instead of feeling like it’s lagging, it navigates to the page, then loads the element in after the page is loaded.

If the forum is built with corvid, how is it doing that?

How could I apply it to my website so that when navigating away from a page it doesn’t feel like it’s ‘lagging’?
