Collapsed item causes space before footer

Hello,

I realise this has been asked many times, however I can’t seem to resolve in my case.

All strips butt up end to end on the site (these are no gaps). In my case I have a repeater which shows property details if any exist, otherwise the repeater is collapsed and a text element is shown;

However the footer has a huge gap when the repeater is collapsed but is fine when it is shown;

I’ve read through numerous posts on the forum about this and have tried cut-and-paste, checking for phantom elements, checking for elements exceeding 70px…

I can’t figure this out - any help appreciated.
