I am redesigning a property management site -
There is a link that is a downloadable document of their current available properties from their data base.

I’m not sure exactly what it is you’re trying to do, but… the main problem as I see it is that the URL is plain http , but it needs to be https . Other than that I don’t see any reason why you couldn’t embed their XLS file or their web page on you site. You can do that with an HtmlComponent:
I tried this myself using the link https://www.pivotalproperty.com/uploads/available_properties.xls, (I changed the original link to use https) but since they don’t support https it failed.
